The fee for a home inspection is dependent on a number of factors. For instance, larger homes take longer to inspect, therefore the fees are greater than those for smaller homes. However, do not let the price of the inspection determine whether or not you get a home inspection or the selection of your home inspector.
Buying your home is the single biggest investment in your lifetime.
The knowledge gained from an inspection is well worth the cost, and the lowest priced inspector is not necessarily a bargain. I know this from first hand experience before entering this profession.
Four Point Scout Inspection
A Four Point Scout Inspection is a brief inspection and report covering the four key inspection elements:
Electrical System
HVAC (Heating and Air Conditioner)
Roofing Structure
Plumbing
This inspection meets the requirements most insurance companies want you to have to get discounted premiums, maintain your current coverage, or get new coverage.
This inspection is also designed for investors who are considering a property, but have not yet written an offer to purchase.
Premium Scout Inspection
The Premium Scout Inspection is the most popular inspection offered. Used by home sellers and buyers, this inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation.
Examples include: doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated, visible plumbing lines checked. The condition of every major component from the roof to the slab, or basement, will be tested and/or operated. Notes will be made on the condition and operation of the components tested.
With a Premium Scout Inspection, a report of the inspection will be emailed to you in PDF format within 24 hours of the inspection. This is a narrative report that is very easy to read and understand, unlike many of the checklist type reports other inspectors may use. The report will include photos (with arrows to avoid any confusion!) of areas that are mentioned recommending to be addressed.
For an additional fee, this inspection report can also be sent to you in a personalized binder. This binder is a great addition to a Pre-Listing Inspection to present to a potential buyer.
